# What is Surfaice?

> Surfaice is an agentic AI layer over your existing retail real-estate systems of record — not a replacement system of record.

Surfaice helps retail real estate and store-development teams operate across lease administration, construction, and portfolio work.

You use it through **Hugo** — the AI agent inside your company's Surfaice workspace at [agent.surfaice.pro](https://agent.surfaice.pro). Hugo is not a separate product or login; it is how you interact with Surfaice day to day.

## How it fits together

## Mental model

Think of Surfaice less like a chatbot bolted onto one SaaS product, and more like a remote operator placed into your company workspace:

* It investigates available data across connected systems
* It uses tools and skills instead of waiting for a perfect integration
* It asks targeted questions when a missing fact blocks progress
* It records durable knowledge only when you accept it
* It turns repeated work into named skills

The closest analogy for security reviewers is a business-intelligence layer that reads **documents and operational systems** instead of only tables — and drafts work instead of only charts.

## What Surfaice is not

* Not a new lease admin system of record
* Not a bulk mailbox or SharePoint sync product
* Not a general-purpose data lake of your documents

## What happens in the app

1. You sign in to your company's workspace.
2. You connect the systems your role is allowed to use.
3. You ask Hugo a question in chat, or open a skill for a structured workflow.
4. Hugo reads source systems under **your** permissions, cites what it used, and produces a draft.
5. You review, correct, and save only what should persist in the workspace.
